Bayonne, NJ is in the Spotlight for Value Seeking Renters in Hudson County’s Hot Rental Market

A recent study has given credence to the overwhelming popularity of New Jersey’s Hudson River Gold Coast with renters in the New York metro region.  Spurred by post pandemic demand from residents returning to Hudson County cities where culture, dining, nightlife and entertainment are at their fingertips, two waterfront municipalities now rank in the top 10 most expensive rental markets in the U.S., according to a survey by Rent.com.

Topping the list was Jersey City, named the priciest apartment market in the country with an average rent of $5,500.  Neighboring Hoboken was listed as the 8th most expensive in the country with average rent of $4,264. Conducted by Rent.com researchers, the study compared average rents for one- and two-bedroom apartments between June 2021 and June 2022.  And it’s not just Hudson County that’s seeing the effect of the huge influx of renters to city centers.  In Manhattan, a June report indicated the average rental price has risen above $5,000 for the first time in history.

These dramatic price increases have prompted single professionals and young couples to extend their apartment search to neighboring municipalities where high quality and well-amenitized rental buildings located within similarly lively downtown environments are available much more value-laden monthly rents.

Bayonne, NJ, lying in the shadow of Jersey City and just 10 miles and a short commute to Manhattan, has increasingly seen its luxury buildings filled with renters migrating from Jersey City, Hoboken, Manhattan and Brooklyn. Lincoln Equities Group Announces Project Milestones at 1.4M SF Logistics Ctr. in Bayonne

LEG confirms vertical construction for Lincoln Logistics Bayonne set to begin 2020; site prep work continues

BAYONNE, N.J. – June 6, 2019 – Lincoln Equities Group (LEG), a full-service real estate firm, announced site-preparation milestones for its 152.9-acre, 1.4-million-square-foot waterfront site, Lincoln Logistics Bayonne, before 100-plus brokers aboard the Cornucopia Destiny on June 5. The redevelopment is expected to create 2,700 jobs. The address took place dockside on the Bayonne peninsula that will house the facility.

On a maritime tour of the site, LEG President Joel Bergstein announced that vertical construction at the future logistics hub – the site of the former Military Ocean Terminal at Bayonne (MOTBY) – is set to begin in 2020. The massive site has received hundreds of thousands of tons of fill-dirt hauled via barge and truck.

The logistics center has site plan approval for up to four buildings between 150,000 and 477,000 square feet, or a single 1.1-million-square-foot site – coupled with 40-foot ceilings, trucking lanes and employee parking.

“This development is a perfect example of the City of Bayonne, the Port Authority of New York and New Jersey and private business pulling together to get the project done,” Bergstein said aboard the Cornucopia. “We’re just 7 miles from Newark and 8 miles from the Holland Tunnel. We’re essentially the ‘sixth borough,’ and this will be a prime distribution point for the city.”

In attendance for the June 5 announcement aboard the Cornucopia were Bayonne, N.J. Mayor James Davis and Council Members Sharon Ashe-Nadrowski, Neil Carroll III, Salvatore Gullace, Gary La Pelusa, Sr. and Juan M. Perez, along with Global Container Terminals (GCT) President John Atkins.

In a brief address to attendees, Davis thanked LEG, the Port Authority, Bayonne City Council and Global Container Terminals for their partnership on the project. The mayor also praised the work being done to bring thousands of jobs to the city.

The site contains 62.9 acres of riparian water rights, offers immediate maritime access to the Hudson River and the Newark Bay (via the Kill Van Kull), as well as direct access to the New Jersey Turnpike, Interstate 78, Route 440, Routes 1 & 9 and the GCT (just 800 feet across the channel).

GCT President John Atkins, in attendance for the June 5 briefing, stated that with usage of the marine terminal road, products can be moved from the port facility to the new warehouse location without concern of weight restrictions. Goods can be swiftly transferred to the warehouse to be broken down, he noted.

The site features a 1,700-foot wharf and its central location provides ample workforce and readily available housing options. Parcels for the logistics center are currently available for sale or lease.

LEG acquired the property in June 2018 and oversaw demolition of 70-year-old industrial structures and concrete foundations. To comply with post-Hurricane Sandy standards, the elevation of the site is being raised 6 feet.

Representatives from Cushman & Wakefield, the brokerage team tasked with recruiting warehousing and logistics companies, were also in attendance.

The facility will sit on a man-made peninsula once used by the U.S. Navy as a repair base during World War II. It was obtained by the U.S. Army in 1967 but shuttered in 1999 amid a wave of deindustrialization.

Costco Inks Lease in Bayonne at Harbor Pointe Marketplace, Breaks Ground

via JerseyDigs.com – A significant step forward was announced yesterday for the redevelopment of Military Ocean Terminal in Bayonne. Development partners RD Management LLC and JMF Properties officially broke ground on Harbor Pointe Marketplace and announced a lease deal with Costco Wholesale to anchor the new retail center.

Located along State Route 440 and directly across from the 34th Street Light Rail Station, the site has long been ripe for development. But after years of false starts, its next chapter is finally being written. Harbor Pointe Marketplace is the first part of what will eventually become a lively residential and commercial center with plans for 651 multifamily residential units, walking paths, and 92,000 square feet of additional retail space.

In this first phase, RD Management LLC and JMF Properties are constructing a 240,000-square-foot retail center. Costco is slated to take 150,000 square feet of the new building along with an 18-pump Costco Gasoline gas station. Shoppers will also benefit from a reduced sales tax rate as it’s located in an Urban Enterprise Zone. The companies are targeting a fall 2018 opening. FULL STORY

New use for an old warehouse

c3si_dsc05031via Rory  Pasquariello at the Hudson Reporter – The neighborhood of warehouses on the southern end of Bergen Point that once housed 20th Century industrial sites such as Maidenform, which manufactured women’s apparel, and Babcock and Wilcox, which made steam boilers, is now enjoying a makeover. A 12,000-square-foot warehouse called “Filling Station East” was recently outfitted to store and distribute kegged and canned wine. The company is a joint venture between formerly competing premium wine companies – Gotham Wine on the East Coast and Free Flow Wines on the West Coast.

The advantage to kegged and canned wine is shelf-life. Because oxygen permeates cork, bottled wine that’s corked has to be consumed within days of opening. Canned and kegged wine, however, last much longer and allow restaurants and bars to serve individual glasses more easily.

The Gotham Project’s first wine was called “The Finger,” a 2009 Finger Lakes Riesling from Seneca Lake, NY. The company has named its classic wine “the middle finger.”

The building is the site of the former EMD Chemical facility, part of the original Merck Family Holdings. It was also home to a WWII POW camp, which housed thousands of Italian POWs. The Alessi Organization acquired the brownfield site from Rollins Terminal and salvaged it after two decades lying dormant.

Costco coming to Bayonne

The publicly-traded, Seattle-based company plans to build its warehouse and a gas station on the west side of Route 440 and across from the fire station on Chosin Few Way starting in the spring of 2018, according to Bayonne Business Administrator Joe DeMarco.

Bayonne’s time ‘has at last arrived,’ report says

SONY DSCThe New York Post sees Bayonne as on the cusp of a real estate renaissance.

In a recent report profiling a couple who moved to Bayonne in 2004, the newspaper said that the city has “long held loads of potential,” citing the Light Rail, and number of developable land parcels, but “legal battles, lackluster efforts and economic downturns” have hampered its progress in the past.

But the report said there are signs “that Bayonne’s time has at last arrived,” citing the redevelopment of the Military Ocean Terminal, as well as the many other projects currently being built around the city.

Around 1,000 residential units are being worked on this year, while another 2,000 to 3,000 apartments will be added over the next five years, the city Business Administrator Joe DeMarco said in the report.

The city’s rental costs are also significantly cheaper than Jersey City — $1,800 for a one-bedroom and between $2,200 and $3,000 for a two-bedroom, whereas similar units in Jersey City cost between roughly $2,500 and $3.500, the report said.

A Refreshing and Vital Development Breaks Ground in Bayonne

hobart-housing-bayonne-njBayonne city officials gathered to celebrate both breaking ground on a new residential development and its groundbreaking concept. 180-186 Hobart Avenue in the First Ward will be home exclusively to Bayonne’s low to moderate income as well as developmentally disabled residents.

Mayor Jimmy Davis said at the ceremony, “My goal when I first came in [to office] was that we were not going to forget anyone. You can’t just develop a city and bring in new people, you have to take care of the people that are here. I want everybody to stay here and come together as one community as we were years ago.”

The non-profit organization Windmill Alliance is leading the project and has been serving special needs in Hudson County for 31 years. Garden State Episcopal Community Development Corporation (GSECDC), another non-profit organization based in Jersey City, was secured by Windmill Alliance as the lead developer and has developed hundreds of affordable housing units in Hudson County for 25 years.
